Chris Shultz, our owner/broker, is certified by the Texas Real Estate Commission as a property management instructor. During his seventeen years in the residential property management industry he has developed a style of small property management that nets the best results for our owners.
Our management and lease fee structures are very competitive, and our owners keep the largest portion of any late fees collected. We attempt to take some of the risk out of owning investment property. Our goal is to provide owners with an investment that only draws their attention when the check arrives.
Our application procedures require proof that a prospective resident has the financial ability to pay the rent, will properly maintain the property, and has developed a verifiable habit of timely payment to landlords and creditors. We believe that our application policies help prevent potential problems down the road by identifying those problems before a prospect takes possession of the property.
We observe very aggressive policies regarding pursuit of late rent, as well as associated late fees. Funds received are applied to non-rent charges first, then to the rent. This enables us to encourage our residents to pay in a timely fashion. Current statute does not allow a landlord to evict for non-payment of late fees. Our policy of applying receipts to non-rent items first creates a situation which allows us to pursue amounts owed to the fullest extent, including eviction if the circumstances warrant such action.
We pride ourselves in our efficient maintenance policies. Experience tells us that a property will realize its full potential only if it is well maintained. We use a list of proven vendors who are properly licensed, bonded, and insured in their respective fields. Our prompt payment practices and high standards mean that we are able to require high standards, as well as reasonable prices, from our vendors. Using these methods, the cost of maintaining a property is kept as low as possible. Proper maintenance also enables us to expect a higher standard of care from the resident.
