| Q: Are manufactured homes built like site built homes?
A: Manufactured homes are built to federal standards. HUD mandates how the home is constructed by what area of the country the home will be installed. HUD also inspects each house and attaches a HUD number to verify inspection.
Q: Don't manufactured homes use inferior building products?
A: No. Actually you see many of the same brand names and components that you see on, and in, site built homes. Brand names like Owens Corning insulation, Whirlpool appliances, Kinro thermal windows Delta faucets to name a few. To view a list of building components, click here.
Q: Do I have to live in a rental park?
A: No. You may lease property in a community or put the home on property that you want to purchase.
Q: How do you finance a manufactured home?
A: You may finance the home by itself, as personal property, or with land as real property. You can even apply online here.
Q: Do I have to find my own land to put my home on?
A: No. We have property locators for all areas, from small tracts to 10+ acre tracts.
Q: Don't manufactured homes depreciate like cars?
A: No. Many of our homes are now financed on property as real estate. Like any real estate, the homes value is determined by an appraisal.
Q: Don't these homes blow away in high winds?
A: No. Today's manufactured homes have the most rigid construction and installation standards our industry has ever seen. Besides being governed by HUD for construction, the State also has installation standards to follow. Including how the home is anchored to the ground, depending on the soil type where the home is located.
Q: How long will these homes last?
A: There is no limits to the longevity of these homes. Like any home, if it is well cared for it will last a lifetime. Mortgage companies offer financing options up to 30 years.
Q: If I own my own land, do I have to include it with the financing?
A: No. Our State Legislators passed House Bill 1869 into law in 2002, but repealed part of the bill in September of 2003. Now Texas homeowner's have a choice. They may finance the land and home together, or just purchase the home as personal property to put on land they own, or are buying.
